How we work with Sellers

We meet personally to help set the price for today’s market by analyzing the terms of active, contingent, pending and recently sold listings. We review comparable, active listings so we can be aware of what is current in the marketplace. Because we are full time residents of the Coachella Valley, we are familiar with the neighborhood, school districts, and local amenities such as shopping, dining and attractions.

We review the Listing Agreement contract carefully with our Sellers so they understand it thoroughly. We list our homes in the Multiple Listing services of the California Desert Association of REALTORSâ and the Palm Springs Regional Association of REALTORSâ. Once listing with Keller Williams, your home is also automatically listed on over 80 different Internet websites! We are strong users of Social Media for ongoing marketing, we use professional photographers to capture the essence of your home and who create professional flyers and a Virtual tour of the home for each listing. We often use good old-fashioned mailings to market our listings, too.

We place a sign and electronic lockbox at the home. Lockboxes make it easier for other agents to show the home, with arrangements with us or the homeowner. The lockbox alerts us each time it is opened so we can follow up with showing agents for feedback and questions. It records the REALTORSâ Name, date, time, phone numbers and email addresses.

We feel it is important to effectively and efficiently communicate with our clients and customers regularly. We provide this through emails, texting, and phone calls, and home visits, too, when our clients are living in the home.

We make sure that the home contains appropriate smoke and carbon monoxide detectors as required by law. We stage the home when needed.

When an offer is received, we go over the contract with our clients so the terms are completely understood. We negotiate on your behalf if a counter offer is to be made. We have a team of associates (Termite and Home inspectors, and contractors as needed) that assist us in making your transaction go as smoothly as possible!
